To Rent or Not to Rent
While renting a home provides you with more flexibility and requires less maintenance than buying a home would, renting does not come without some degree of risk. Most times, potential tenants are unaware of problems with the rental, such as pests or HVAC issues. Tenants may not always get to choose who services their rental, as the landlord may decide which service professional maintains the property. Here’s what you should look for when deciding whether to rent or not to rent:
Indoor Air Quality
When touring a rental, ask how often the landlord cleans the air ducts and services the HVAC system. Air conditioning and heating systems that have not been regularly serviced are the leading cause of indoor air quality, which can be dangerous. Pay attention to the carpet inside the rental as well, as old carpeting can trap allergens, causing itchy eyes and sore throats.
Carpets
Speaking of carpets, take a closer look if you notice any staining. General wear and tear is normal, but stains should be cleaned and removed by professionals. If the carpet looks extremely dirty or stained, it may be a sign that the landlord is neglecting the property.
Smell
A rental that has a funny smell is a sign that it is not in top condition. If the home smells like sewage or rotten eggs, it could mean that there is a missing P-trap or a plumbing issue. Mold, mildew, and gas leaks have a distinct odor, so take note of any strange smells and ask the landlord directly about them.
Discolored Ceilings
If you notice brown or yellow stains on the ceiling, it could be a sign of serious water damage caused by burst pipes, leaky appliances, leaking bathtub, roof leaks, or an overflowing toilet. If the ceiling seems to be sagging, there is a serious water leak.
Peeling Paint
Peeling paint is displeasing to the eye, but it can also be a sign of high humidity or water damage inside the home. Older homes’ paint may contain lead, and if the paint peels and cracks to create dust, it can be hazardous. If you spot peeling paint, ask the landlord if the paint is lead-based. Request that the landlord fixes the situation if it is an issue.
Appliances
Before you sign a lease, test all the appliances to make sure they are working properly. If not, the landlord should fix or replace them. The appliances should all be clean, and if not, it may be a sign that the landlord does not properly maintain the property as a whole.
